PROPERTY CONDITION ASSESSMENT (PCA)
Our team of qualified inspectors will identify physical deficiencies related to code compliance, insurance coverage, and material warranties, including recommendations for potential building improvements that align with the property user’s goals.
For annual or other scheduled PCAs, the GC3 team will form a partnership with the owners, developers, and property managers to deliver a clear and thorough assessment of the structure, property or community which will also include providing any operation and maintenance recommendations based on the deficiency findings that may not be necessarily addressed in a standard operations and maintenance manual.
TURNOVER WALKTHROUGH EVALUATION
This service focuses on the closeout and building turnover phase which is a critical part in a construction project’s timeline. This walkthrough and report occurs towards the end of construction and the GC3 team will carefully coordinate the site visit.
The purpose of this walkthrough and report is attesting to the required maintenance, useful life, and replacement costs of the standard applicable common elements comprising a turnover inspection report. Any discrepancies or deficiencies observed during the turnover walkthrough shall be flagged to the builder or developer and subject to remediation. The GC3 team will also provide any potential maintenance recommendations that may assist in expanding the life cycle of assemblies, components or mechanical equipment where possible.
